When you find a property you will want to get the contact reviewed before signing on the dotted line. Our preferred conveyancing partner will usually review 2-3 contracts without charging you. Property Inspections

When you have found a property you will want a pest and building inspection. Our preferred partner Resicert covers most of Australia and has also offered discounts to our clients. Typically you will pay about $800 for these reports but they can save you tens of thousands are well worth the cost. There are many different models for property management ranging from the traditional property manager, to a digitally based low cost provider to a standard low monthly fee. Here are 3 providers that cover each of these models

 

Traditional

ALI Insurance

As part of your loan recommendations we will offer you insurance for trauma and life from ALI insurance. There are many benefits of being adequately insured especially when you are taking out large amounts of lending. Protecting your family with insurance is important and hence we see it is our duty to discuss that with you. However one of the other benefits of ALI insurance is their Extra Benefits Program. I personally use this service and get 5% of every weekly shop at Woolworths, not to mention the odd bottle of wine from Dan Murphy’s plus higher discounts from Target and many many other specialty shops. I personally have saved over $500 in the last year. This goes along way to assist you in covering the cost of this insurance. Moving Home Assistance

Depreciation Schedule

Investors will find getting a quantity survey a way for them to claim the depreciation on the building and in some instances the fixtures and fittings. In the last few years there have been a number of changes to what can and can’t be depreciated however it is worth checking. These reports typically cost $700 however if they can’t find at least that in claims for you then usually the guarantee has your money returned. It is well worth checking
